Lignano, Latisana and Marano: a summer resort, a market town and a lagoon village

Lignano has 6,888 residents and hosted 3,702,600 tourist nights in 2025. The hospital, the station and the cheaper homes are in Latisana, 24 min inland: the town you will rely on if you stay beyond the summer.

One zone, three very different places

  • Lignano Sabbiadoro is a resort town: 6,888 residents (5,983 in 2001) and 3,702,600 tourist nights in 2025, out of 11,028,200 across the whole region. Among foreign visitors staying in a home they own, people living in Austria make up 58% of the nights and people living in Germany 30%.
  • Latisana is where daily life happens: 13,219 people, the hospital, the railway station, a junction on the A4 motorway and the lowest OMI value in the zone, €1,110/m².
  • Marano Lagunare sits on the lagoon, with 1,674 residents, down from 2,048 in 2001.

Grado is in the table for comparison: Friuli's other seaside town has its own guide, Grado and Aquileia. Measured in tourist nights per resident, nowhere else in the region comes close:

Hospital, trains, schools: it all goes through Latisana

  • Emergency department: at Latisana hospital, 27 min from Marano. In summer Lignano has a first-aid point for minor emergencies; the health authority's website gives each season's dates and hours.
  • Heart attack and stroke: the nearest hub hospital to Lignano is Pordenone, 57 min away; Udine's top-level university hospital is 1 h 01 away. More in hospitals and A&E.
  • Trains: Latisana Lignano-Bibione station has direct trains to Venice, Trieste, Milan and Rome, but none to Udine (departure boards for Friday 23 October 2026). It is 25 min by car from Lignano.
  • Airports: Trieste 59 min, Venice 1 h 16.
  • Upper-secondary school sites: 3 in Latisana, 3 in Lignano, none in Marano.
  • Fibre to the home, share of households: Marano 98.0%, Lignano 13.1%, Latisana 0.1%.

What a home costs, and what it really earns

OMI values, published by the Italian tax agency's property observatory for the first half of 2026 (how to read them):

  • Lignano: €3,040/m² per square metre of flat, its OMI zones spanning €2,400/m²–€4,500/m²; €200,000 buys about 65 m².
  • Latisana: €1,110/m²; the same money buys about 180 m².
  • Marano: €1,200/m², with the widest spread, €650/m² to €3,500/m².

Sales recorded in 2025: 657 homes in Lignano, 215 in Latisana.

Lignano's OMI rent, €16.4/m² a month, would mean a gross yield of 6.5%, but that market is made of summers. Actual use is thinner: the Lignano tourist area counts 70,888 beds in holiday flats, and in 2025 each was occupied for 15 nights on average (an estimate read from PromoTurismoFVG charts; around Grado, 34). A foreign party renting a whole house in Lignano reports spending €107 a night, the median in the Bank of Italy survey.

Friuli charges no IMU on second homes; its regional ILIA takes the place of it: 0.70% if you register the home with the Region, 0.91% in Lignano if you don't (how it works). The steps of a purchase are in buying a house in Italy, and Lignano has its own site within our group, lignanovillas.com.

Mild winters on the beach, frost just inland

January in Lignano averages 5.8 °C, and frost settles on roughly 22 nights; Latisana, a short way inland, has 62, as many as Vienna (62).

In summer the sea keeps the nights warm: Lignano has 59 nights that stay above 20 °C, where the regional median is 8, while Latisana gets more days over 30 °C (47 against 24). Rain is scarce, 980 mm a year in Lignano, and on 21 December the sun shines for 8 h 39 min, the full astronomical day.

One caveat: the town halls of Lignano and Marano lie outside ARPA's climate grid, which stops short of the shoreline, so their figures come from the nearest valid cell; reliability is rated medium. More in winter and summer in Friuli.

What's missing

  • Lignano empties in winter. In 2011, 23,948 of its 27,145 homes had no residents; shops and services follow the season.
  • Water in Latisana. Beyond the buildings in P2, 29% of the municipality lies in the frequent-flood zone (P3). Check the map for the exact address: here is how.
  • Fibre has barely reached Latisana (AGCOM, October 2026).
  • Summer traffic. Every journey time here is measured on empty roads; on July and August weekends the roads to the beach are anything but.
  • Marano is ageing: average age 52.5, population falling since 2001.
