Trieste and the Karst: the plateau, the coast and the villages above the Isonzo

Nine municipalities surround Trieste, on two Karsts: the Trieste side, at €1,660/m² to €2,040/m² and close to Cattinara hospital, and the Isonzo side, at €705/m² to €740/m². For the city itself see our sister site triestevillas.com; this guide covers what lies around it.

Two Karsts, a coastline and a city

The zone has 235,925 residents, most of them in Trieste (198,388). The other nine municipalities fall into two groups:

  • the Trieste Karst and coast: Duino Aurisina, Sgonico, Monrupino, San Dorligo della Valle and, across the bay, Muggia. All lie within half an hour of Trieste and are priced accordingly; the first four have official Slovenian names too;
  • the Isonzo (Gorizia) Karst: Doberdò del Lago, Fogliano Redipuglia, Sagrado and Savogna d'Isonzo, towards Monfalcone and Gorizia, with OMI values closer to the plain.

Populations have been shrinking almost everywhere since 2001 (Sgonico -11%); only Fogliano Redipuglia and Sagrado are growing. Few homes stand empty: at most 13% had no resident in 2011.

Hospitals, schools, trains

  • Hospital: from the Trieste Karst and Muggia you reach Cattinara, one of the region's two top-level emergency hospitals, in 8 min to 23 min. On the Isonzo side the A&E is Monfalcone or Gorizia (7 min from Savogna), but from there the hub is 41 min away. EU visitors use the EHIC; the rest is in hospitals and A&E.
  • Schools: besides Italian-language schools there are schools teaching in Slovenian (8 sites in San Dorligo, 7 in Duino Aurisina), plus the English-language International School of Trieste and the boarding UWC Adriatic, for 16 to 19-year-olds, at Duino.
  • Rail: outside central Trieste trains stop at Miramare and Villa Opicina (both in Trieste), Sistiana-Visogliano (Duino Aurisina) and Sagrado; at Aurisina, Grignano and Redipuglia no train stopped on Friday 23 October 2026. Muggia's nearest station is Trieste Centrale, 22 min away.
  • Fibre to the door: San Dorligo 99.3%, Duino Aurisina 68.0%, Sgonico 32.4%.
  • Ljubljana: no municipality in Friuli is nearer than Monrupino, 1 h 02 by car.

Prices: the plateau costs as much as the city

Duino Aurisina's OMI value is €2,040/m², yet it holds very different markets: its Karst hamlets (Medeazza, Slivia, San Pelagio, Malchina) start at €1,500/m², while the OMI zone of Portopiccolo goes up to €7,800/m². Over a year, values rose by 14.5% in Muggia and 14.0% in Duino; on the Isonzo Karst they barely moved. Duino Aurisina saw 113 home sales in 2025, up 24.2% on 2024; Muggia, 197.

Three rules worth knowing:

  • land register: you own the house once the purchase is entered in the libro fondiario, rather than at the signing before the notary (how it works);
  • first-home grant: 8 municipalities count as «wholly mountainous» for the Region, which raises its first-home purchase grant to €15,500 from €10,500, for buyers who meet the residence rules (conditions);
  • ILIA: if you do not declare it to the Region, a second home pays 1.06% in Muggia, Duino and Trieste, the legal maximum (how to pay less).

Mild by the sea, cold on the plateau, and the bora

Muggia has the mildest January in the region (6.1 °C) and the fewest frosty nights (10). A few hundred metres higher, on the plateau, winter is another matter: Sgonico 67 frosts a year, Monrupino 71.

The bora can be counted: ARPA's anemometer on the Molo Bandiera counts 49 days in an average year with gusts over 72 km/h; Sgonico counts 3. Exposure and window frames matter when you choose a house.

Winter sun varies: on 21 December Sgonico gets 8 h 34 min, San Dorligo della Valle, at the mouth of the Val Rosandra, 6 h 34 min, its first ray arriving at 09:35. Duino Aurisina's climate figures are of low reliability: the grid gives it the sea's influence, but the village sits on the colder Karst. More in winter sun and winter and summer in Friuli.

The catches

  • Prices on the Trieste Karst are close to the city's, without the city's services.
  • Muggia is 33 min from the motorway, and the nearest sandy beach is Marina Julia, 55 min away.
  • Fibre on the Karst is patchy: Sgonico 32.4%.
  • Flood risk matters on the Isonzo side: Sagrado counts 31.9% of buildings in the P2 class (how to check).

Questions

What do homes cost on the Trieste Karst?

OMI values for the first half of 2026: Sgonico €1,775/m², San Dorligo della Valle €1,660/m², Duino Aurisina €2,040/m². On the Isonzo Karst, €705/m² to €740/m².

Is there an international school near Trieste?

Yes: the International School of Trieste, on the Karst above the city, teaches in English from age 2, and UWC Adriatic at Duino offers the IB Diploma to 16 to 19-year-olds, as boarders.

How cold is the Karst in winter?

Colder than the city: Monrupino has 71 frosty nights a year, Muggia 10. And there is the bora, with 49 days a year of gusts beyond 72 km/h measured on Trieste's waterfront.

Duino or Muggia: which is more expensive?

Much the same on OMI values (€2,040/m² against €1,975/m²), though Duino's priciest zone reaches €7,800/m². Muggia is closer to the hospital (16 min) and to the city.
