Duino Aurisina, Devin Nabrežina: living between the coast and the Karst, 24 min from Trieste

For ISTAT, Italy's statistics office, the official name is Duino Aurisina-Devin Nabrežina: the municipality is bilingual, Italian and Slovene, and has 7 school sites teaching in Slovene.

• The coast: Duino, Sistiana and its bay, the Villaggio del Pescatore, Portopiccolo. Between the bay and the castle lies the regional nature reserve of the Duino cliffs, which reaches into the sea; the Rilke path runs along the clifftop.
• The castle: a private residence, open to visitors since 2003. In 1912 Rilke stayed here as the guest of Princess Marie von Thurn und Taxis and drafted the first two Duino Elegies.
• The Karst: Aurisina, with the town hall at 136 m, and plateau villages such as Medeazza, Slivia, San Pelagio and Malchina.

Population 8,217, -7% since 2001; average age 52.2.

OMI ranges, January–June 2026, for standard homes ("abitazioni civili"):

• Duino: €1,850/m² to €2,300/m²;
• Aurisina, Sistiana, Visogliano, Villaggio del Pescatore: €1,750/m² to €2,250/m²;
• Medeazza, Slivia, San Pelagio, Malchina: €1,500/m² to €1,800/m²;
• Portopiccolo, where OMI quotes only homes in excellent condition: €5,500/m² to €7,800/m².

From 2021 to 2026 the three ordinary zones rose by between 20% (Karst) and 46% (Aurisina and Sistiana); Portopiccolo by 5%. The ranges describe ordinary homes: a seafront villa or a ruin to restore falls outside them.

Over two years, 45% of those who asked us about coastal or Karst properties outside Trieste were not Italian. These are enquiries received by the group, tied to the homes we had listed, not the whole market (who buys from elsewhere).

• By car, no traffic, from the town hall: Trieste 24 min, Trieste airport at Ronchi 25 min, Udine 49 min, Ljubljana 1 h 16 min, Klagenfurt 2 h 17 min; Sistiana motorway junction 5 min.
• Train: you board at Sistiana-Visogliano, 7 min away. On Friday 23 October 2026 its departure board listed direct trains to Trieste, Udine and Venice; at Aurisina no train stopped that day.
• Sea: Sistiana bay is shingle and rock; the nearest sand is Marina Julia, at Monfalcone, 30 min away.
• Broadband: full fibre reaches 68.0% of households.

Monfalcone, 22 min by car from Aurisina's town hall, has the emergency department that never shuts. Cattinara (23 min), Trieste's highest-level hospital, equipped for cardiac and stroke emergencies, is almost as close; in a cardiac or stroke emergency, the 112 dispatchers pick the hospital. Across the border, Šempeter pri Gorici's general hospital takes 36 min to reach. Out-of-hours doctor: 116117 (hospitals and A&E).

• Winter sun: at the solstice, sunlight falls on the town hall for 7 h 43 min, between 07:53 and 15:36; with a flat horizon it would be 8 h 39 min. Within 250 metres it already ranges from 7 h 26 min to 8 h 7 min: the exact spot of the house decides (the method).
• Climate: ARPA's 1991–2020 grid is unreliable here, because it gives the town hall, up on the Karst, a seaside effect. Frost nights a year: Trieste 12, Sgonico, on the plateau, 67.
• Bora: ARPA publishes no wind series for the municipality. Days with gusts above 72 km/h: 49 on Trieste's Molo Bandiera, 3 at Sgonico. Exposure and window frames make the difference.
• Earthquakes: hazard class 3, where 1 is the most dangerous and 4 the least; before 2010 the class was 4.

• Land register: ownership passes only once the land-register judge enters the sale, not at the signing of the deed (how it works).
• ILIA: 0.70% on a second home that is the only one notified to the Region, 1.06% otherwise, the legal ceiling (how to declare it).
• First home: the Region classes the municipality as wholly mountainous, so its purchase grant rises to €15,500 (€20,000 under 36), subject to conditions on residence, income (ISEE) and price (eligibility).
• Holiday lets: the municipality recorded 198,500 overnight stays in 2025, 75% by visitors from abroad; tourist tax €1.00 per person per night, for up to 7 nights (the 2026 rules).
