Monfalcone and the Bisiacaria: everything close at hand, the summer heat included

Monfalcone has 30,360 residents, up from 26,393 in 2001. It is a place people come to for work rather than holidays: the average age, 44.6, is among the lowest in Friuli, and no municipality in the region has a larger share of foreign residents (32.4%; largest nationality: Bangladesh). The average declared income is €22,600; in Staranzano it is €26,300.

Around it lie the villages: Ronchi dei Legionari (11,862 residents), home to the airport; Staranzano; San Canzian d'Isonzo; Turriaco; and San Pier d'Isonzo, the smallest at 1,919. Out here houses are larger than in town, more often owner-occupied and seldom left empty: in 2011 the share without a resident ranged from 4% to 14%.

• Flights: Trieste airport is 6 min from Ronchi town hall. Its station, Trieste Airport, has direct links to Udine, Trieste and Venice and, further afield, Milan and Rome.
• Rail: Monfalcone station also has direct trains to Udine and Venice, and on weekends and holidays the Mi.Co.Tra. train to Villach in Austria starts in Trieste and calls here and at the airport. Ronchi Sud, by contrast, saw no train stop on Friday 23 October 2026.
• Motorway: the A4 is a median 7 min away; from Ronchi, 2 min.
• Health: round-the-clock A&E at Monfalcone hospital; Cattinara in Trieste takes heart-attack and stroke cases, 29 min away. The rules on health cover for people from abroad are in hospitals and A&E.
• Upper-secondary school sites: 5 in Monfalcone, 2 in Staranzano.
• Full fibre: the zone median is 93.8% of households, but San Canzian d'Isonzo has 0.5%.

The OMI observatory puts an average-condition flat in Monfalcone at €1,035/m², its zones ranging between €770/m² and €1,250/m², so €200,000 there buys about 195 m². In the villages prices fall to €670/m² in San Pier d'Isonzo, where the same budget stretches to 300 m². Trieste, 33 min down the road, stands at €2,100/m².

Between the first half of 2025 and the first half of 2026, values went up in every one of the six:

Homes sold in 2025 numbered 460 in Monfalcone, 156 in Ronchi, 74 in San Canzian and 69 in Staranzano. Monfalcone's OMI rent, €5.1/m² a month, implies a theoretical gross yield of 5.9%. In the 1991–2020 climate normals these six municipalities log a median 50 days above 30 °C, against 37 for the region as a whole. Nights do not stay as warm as on the shore: only 8 stay above 20 °C in Monfalcone, and winter brings around 54 frosty nights. ARPA's climate grid already treats Monfalcone as plain rather than coast, since the sea's influence covers only the first row of cells.

The shortest day, 21 December, brings 8 h 33 min of direct sun, almost the full astronomical day, and annual rainfall is 1,210 mm. Air conditioning and a shaded house matter here. How this compares with Vienna, Munich and Ljubljana is in winter and summer in Friuli.

• Flooding is a minor issue here: at most 6.6% of buildings in the P2 hazard class (San Canzian).
