Sappada: living or owning a home at 1,242 m above sea level
Sappada joined Friuli Venezia Giulia in 2017 and is priced like a beach resort: €2,450/m² for standard homes according to OMI, against €2,200/m² in Grado. It is made for cool summers and skiing from the doorstep, less for anyone who needs a hospital nearby.

From the Veneto to Friuli, with its own language
Until 2017 Sappada belonged to the province of Belluno. State Law 182 of 5 December 2017 detached it from the Veneto and joined it to Friuli Venezia Giulia, in the province of Udine. The regional law on German-speaking minorities also lists it under its local name, Plodn.
Tourism here is almost entirely Italian: only 13% of the 118,500 nights recorded in 2025 were spent by visitors from abroad. There are two seasons — 49% of nights fall in June to August and 40% in December to March — and visitors stay 4.3 nights on average. From the town hall to the ski lifts: 3 min. The 2011 census found 76% of dwellings without a registered resident — a village of second homes.
Cool summers, long winters, plenty of rain
No town in the region has lower July highs than Sappada: 21.2 °C on average, with 1 day a year above 30 °C. The bill comes in winter, with 138 frost days and a January mean of −1.8 °C, and in rain: no town records more rainy days than Sappada, 124 a year, 44 of them between June and August.
On 21 December the sun reaches the town hall between 09:49 and 15:18, 5 h 29 min in all. That is a single point: within 250 metres the figure ranges from 4 h 7 min to 5 h 40 min. How it is worked out: winter sun.
Further from a hub hospital than anywhere else
No town in the region is further from a hub hospital than Sappada: Udine is 1 h 33 away by car without traffic. For round-the-clock A&E you drive to Tolmezzo: 56 min. Across the regional border in the Veneto, the hospital at Pieve di Cadore is 41 min away, though we could not confirm on its health authority's website which emergencies it takes. If you are thinking of Sappada for retirement, weigh this first: hospitals and A&E.
Buying: resort prices, low rental yield
OMI values standard homes at €2,450/m²; in the whole region only 1 town is pricier — Lignano Sabbiadoro. The median for the Carnia and Sappada zone is €740/m². The OMI rent of €4.8/m² a month gives a theoretical gross yield of 2.3%, against a regional median of 4.8%.
Instead of IMU, a second home here pays the regional ILIA tax at 1.06%, or 0.70% if you file it online as your first «second home», no later than the end of June the following year; each owner can name only one in the whole region. For homes for sale in Sappada, the group runs a dedicated site: SappadaVillas.
