Selling a mountain home in Friuli: who buys, and what convinces them

Since October 2024, 82 people have contacted our group about a mountain home in Friuli, turning up when there was a particular house to see. Before travelling they want to know about December sun, slopes and hospital; a listing that answers gets judged on figures.

Who asks for a mountain home

Purchase enquiries to the TriesteVillas group in the two years to October 2026, each person counted once: they show who responded to our homes, not the size of the mountain market (the regional picture).

  • Three villages, in different years. Most enquiries for Forni and Tarvisio date from the first year, all those for Sappada from the second, following the homes we had online (the three snow villages). Outside the Trieste area, 88% of those who wrote in the past 12 months asked about a specific house, not an area.
  • More Italians than foreigners. Of those with a nationality on record, 26% are foreign, and 13 people write in English; for the mountains German does not appear. Reaching those buyers takes work (selling abroad).
  • First contact comes in summer. Outside the Trieste area, mountains included, 70% of people first got in touch between June and September.

Six questions the mountains raise

  • December sun. At the solstice the median mountain town hall gets 5 h 12 min of direct sunlight; the regional median is 8 h 32 min. In Claut the town hall goes 14 days with no direct sun; of the 1,140 mountain and hill hamlets we computed, 24 spend at least one whole day in shadow.
  • The slopes. 15 municipalities have a ski area in the region within a quarter of an hour by car; for 11, mostly in the Natisone valleys and the Julian Prealps, it is over an hour.
  • Hospital. The nearest 24-hour A&E: median 28 min (region 18 min); over half an hour in 27 municipalities.
  • Full fibre, surprisingly: it reaches a median 83.9% of households, above the region (77.9%). But in 6 municipalities, Tarvisio and Tolmezzo among them, under half.
  • Age of the building. In 2011, 59% of residential buildings in the median mountain municipality dated from before 1971. Venzone (1976 earthquake: Mercalli intensity 9) has 4%; Pulfero 90%.
  • ILIA, the regional property tax. If the buyer nominates it as their one designated second home in the region, the home pays at most 0.70%; otherwise the municipal rate, from 0.76% to 1.06% in the mountains (the rules).

The answers, written into the listing

Those figures come from the town hall; in the mountains a few hundred metres can change a house's winter. In Ravascletto the town hall has 4 h 31 min of sunshine on 21 December; 250 metres away you may find 2 h 23 min or 7 h 16 min.

  • Sun from the house itself, with the ridge line: your house's identity card works it out from the address.
  • Minutes from the front door: lifts, A&E, motorway junction.
  • The building's papers: year, works, systems, energy certificate (APE), fibre at that address.
  • Winter photographed in winter: snow and low sun can only be shot when they are there.

Prices and sales: the known and the unknown

By OMI figures (the Revenue Agency's observatory), mountain municipalities have a median of €650/m² for an ordinary home, ranging from €520/m² (Natisone valleys) to €2,450/m² (Sappada). Comparing the same zones, the median value has not moved since 2021 in 51 municipalities out of 56 (where prices move).

In 2025, in the three OMI market areas that cover most of the mountains, sales grew faster than values.

OMI market area Sales 2025 vs 2024 Average value
Carnia (28 municipalities) 619 +2.9% +0.3%
Canal del Ferro – Val Canale (8) 318 +15.1% +1.5%
Collinare montana, Pordenone (12) 160 +27.4% unchanged

Sales across the whole region: +5.7%. Within Carnia, though, Tolmezzo, Sappada and Forni di Sopra sold less than in 2024. Among mountain municipalities with published figures the busiest is Tarvisio: 187 sales, equal to 3.6% of its homes.

These statistics do not measure how long a sale takes, and we do not promise it. Homes, on the other hand, are plentiful: the 2011 census found nobody resident in 47% of mountain homes, second homes included (the emptying mountains). Among so many, make yours the one buyers know best.
