Lignano, Grado or Bibione: which beach for a home by the sea

€200,000 buys 65 m² in Lignano and 90 m² in Grado at the Italian Revenue Agency's reference values. Bibione belongs to another region, Veneto, so it sits outside our atlas, and we only state what an official source lets us prove.

Three beaches, two regions

Lignano Sabbiadoro and Grado are in Friuli Venezia Giulia. Bibione is across the Tagliamento river, in the Veneto municipality of San Michele al Tagliamento. Grado is 34 min from Trieste airport, Lignano 1 h 16 from Venice airport. From Udine the three beaches are almost the same drive: Grado 56 min, Bibione 1 h 03, Lignano 1 h 05, all measured without traffic.

Prices: Lignano is the dearest place in Friuli

On the figures of OMI, the Revenue Agency's price observatory, an average-condition flat in Lignano is worth €3,040/m², with some zones reaching €4,500/m². Grado's median is lower, €2,200/m², but its zones range from €850/m² to €3,800/m². In 2025, 657 homes changed hands in Lignano and 326 in Grado.

We publish no prices for Bibione: we have not processed San Michele al Tagliamento's values the way we did for Friuli's 215 municipalities. How to read OMI figures: house prices in Friuli.

The season, and letting the flat

Between December and March these resorts nearly stop: only 3% of Lignano's tourist nights and 3% of Grado's fall in those months (2023–2025 average). Bibione has more tourist nights and is even more seasonal: 0.2% of its nights fall in winter, and foreign guests account for 78% of the year. These figures come from Veneto's statistics office and cover the whole municipality.

For letting, compare two numbers. Lignano's OMI rent, €16.4/m² a month, is the highest in the region, yet in 2025 a bed in the registered holiday flats of the Lignano area was occupied on average 15 nights, against 34 around Grado (estimate from PromoTurismoFVG data). The 2026 rules: short lets in Friuli.

Living there out of season

  • Hospital: in summer both resorts run a seasonal first-aid point. For a heart attack or stroke the specialist hospital is 57 min from Lignano (Pordenone) and 56 min from Grado (Udine). Every journey time: hospitals and A&E.
  • People: since 2001 Lignano has grown by 17%, while Grado has lost residents (-15%) and their average age is 53.3.
  • Fibre to the home: 13.1% of households in Lignano, 21.5% in Grado.
  • Water: more than one building in two in Grado (53.2%) stands in a medium flood-hazard area, according to ISPRA (floods and landslides).
  • Climate: about 15 frosty nights a year in Grado and 22 in Lignano, but 56 and 59 nights above 20 °C. Grado's climate data are the region's least reliable: the grid has no cell on its town hall.

Rules change at the border

  • Property tax: Friuli Venezia Giulia replaced IMU, Italy's municipal property tax, with its own ILIA. As a rule a second home pays 0.91% of its taxable value in Lignano and 0.95% in Grado, or 0.70% if the owner registers it online as their one first “second home” in the region, wherever they live (how it works). In Bibione you pay IMU at the rate set by the council.
  • Land register: Grado uses the land-book (tavolare) system, where ownership passes when the court enters it in the register; Lignano does not, nor does Bibione, which was not among the areas annexed after the First World War where a 1929 decree kept the system (the land register).

Which one suits whom

  • Grado for lower prices than Lignano and a place foreign owners already know: 20.5% of the nights that people living abroad spend in their own home in the region are spent here, 77% of them by Austrians. Accept the flood risk and an older town.
  • Lignano if you want a market with twice as many sales as Grado's, and can live with the dearest square metre in Friuli and a near-empty town in winter. Our group runs a site just for it: lignanovillas.com.
  • Bibione if you want the busiest season and are happy with Veneto's rules. We do not measure its prices, hospitals or sun.

Questions

Is Bibione in Friuli or Veneto?

In Veneto. It is the seaside resort of San Michele al Tagliamento, in the metropolitan city of Venice.

Is Lignano or Grado cheaper?

Grado. The OMI value of a flat is €2,200/m² there against €3,040/m² in Lignano, so €200,000 buys 90 m² rather than 65 m², before taxes and notary fees.

Do foreigners pay IMU on a holiday home in Grado?

No: Friuli Venezia Giulia charges ILIA instead, 0.95% in Grado, or 0.70% if you register it online, in time, as your one first “second home” in the region.
