Moraine hills and San Daniele: countryside half an hour from Udine

The moraine hills between Udine and the Tagliamento are not one place. Pagnacco, Moruzzo, Tricesimo and Cassacco sit right above the city; Fagagna, Rive d'Arcano, Majano, Ragogna and San Daniele, the local centre with hospital and schools, lie towards the river; Buja and Magnano in Riviera already look north to Gemona.

• Pagnacco and Moruzzo have grown since 2001 (+10% and +10%) and declare the zone's highest incomes. The top average income of all 215 municipalities belongs to Moruzzo (€37,600 per taxpayer), though 30% of that income comes from people earning over €120,000.
• Fagagna and San Daniele also live on visitors: 34,300 and 37,100 tourist nights in 2025.

• Hospital: San Daniele is a district hospital with round-the-clock A&E. For heart attacks and strokes the reference centre is the Udine hub, 33 min from San Daniele and 10 min from Pagnacco (every town's times).
• Schools: a primary school in each town; secondary schools in San Daniele (2 sites) and Fagagna (1); otherwise Udine or the nearby towns.
• Rail: Tricesimo has a station on the Udine–Tarvisio line, and Magnano's nearest is Artegna. San Daniele has no railway: Gemona station is 20 min away, the A23 motorway junction 17 min.
• Beach and slopes: Colloredo di Monte Albano and Treppo Grande are among the 14 towns in Friuli with both a beach and a ski area inside an hour; from Colloredo it is 58 min to the bay of Sistiana and 58 min to the Tarvisio lifts.

Wherever the Revenue Agency publishes them, 2025 sales went up: Tricesimo 116 (+12.9%), San Daniele 100 (+14.0%), Majano 75 (+35.0%), Fagagna 67 (+15.5%). OMI valuations have not moved in a year except in Pagnacco (+7.8%).

In most of these towns OMI values a detached house below a flat per square metre; Fagagna, Pagnacco and Tricesimo are the exceptions, with a house in Fagagna at €1,100/m² against €920/m² for a flat. Treppo Grande (24%) and Ragogna (23%) had the zone's highest shares of homes without a resident in 2011. Square metres by budget: what €200,000 buys.

The ARPA climate grid gives the hills 73 frost nights a year in the median town, but the weather station at Fagagna recorded 43 over 1991–2020: frost varies a lot over short distances, and hollows hold the cold air. Summers are getting hotter here too: days above 30 °C at Fagagna averaged 33 in 1991–2020 and 47 in 2011–2025. It rains more than in the city: 1,690 mm a year against 1,410 mm in Udine.

At the winter solstice no town hall here drops below 7 h 59 min of sunshine, but a short walk changes things: 250 metres from Tricesimo's town hall there is a spot with only 7 h 5 min. House by house: winter sun.

• Broadband: in San Daniele only 2.2% of households can get fibre to the home, in Buja 18.4%, in Rive d'Arcano 20.6%. Remote workers should look up the street first and the view second (fibre town by town).
• Earthquakes: in 1976 the quake hit Buja, Majano and Ragogna with intensity 9-10 (MCS). Much of the housing was rebuilt afterwards, but in Treppo Grande 65% of buildings predate 1971 (what to ask).
• Flood risk: 31.6% of buildings in Rive d'Arcano stand in a medium flood-hazard area.
