Your Friuli: which town should you search in?

Say what you can spend, how much space you need and what matters most: the tool drops the towns where the budget falls short and ranks the rest. It picks places, not houses.

What kind of home

Floor area is computed at the town's OMI value, before taxes, notary and agency fees; a house to renovate costs less per m², a new one more.

How the ranking is built

  1. The budget is a filter. The tool divides it by the town's OMI value, the one for villas and detached houses if you chose “House”, the one for ordinary dwellings if you chose “Flat”. If the square metres fall short, the town drops out.
  2. Each priority is a queue. Towns are lined up from best to worst and scored between zero (last) and one (first). Position counts, not distance: where towns are packed close, two minutes can be worth many places.
  3. “Matters” weighs one, “a lot” weighs three. The ranking is the weighted average of the scores. Extra floor area beyond what you asked for only breaks ties between towns with almost the same score.

Under each town you see the figures that put it there. Floor area is at OMI value, before taxes and fees, as in the budget tool.

Three searches, three answers

  • A couple from England after a mild winter: €200,000 for an 80 m² flat, “Mild winter” on “a lot” and “Emergency room nearby” on “matters”. Monfalcone, Ronchi dei Legionari and Trieste come first. Grado is milder (6.0 °C) but its A&E is 38 min away.
  • Retirees from Munich: €300,000 for a 120 m² house, “Emergency room nearby” and “Close to Austria” on “a lot”. Tolmezzo, Verzegnis and Cavazzo Carnico lead; add “Winter sun” and Cavazzo Carnico drops, with 4 h 46 min of sun on 21 December. Tarvisio, closest to Klagenfurt (45 min), stays well down: its Italian A&E is 44 min away, and the tool does not count Villach (26 min).
  • A family moving for work in Udine: €300,000 for 150 m², “Close to Udine” on “a lot”, fibre and flood areas on “matters”. Pradamano (full fibre for 98.7% of households, about 380 m²), Pasian di Prato and Martignacco lead. Udine itself does not lead: buildings in medium flood-hazard areas, 8.0%.

What the tool does not know

  • The figures belong to the town hall (all of them in the atlas): an outlying hamlet may get more or less sun, or a longer drive.
  • “Emergency room nearby” looks at the 24-hour emergency department, not the hub hospital for heart attacks and strokes, which is in the hospitals tool.
  • “Shops and services in town” counts supermarkets in OpenStreetMap, patchy in villages; “Small, quiet place” uses residents per km².

Questions

Where is the best place to live in Friuli?

It depends on what you need nearby: put the hospital first and the list starts at Tolmezzo, Udine first and it starts in the ring of towns around it, a mild winter first and it starts around Monfalcone.

Is the OMI price per square metre what I will pay?

No: it is a broad estimate for homes in normal condition. Each house has its price, and you pay taxes, the notary and any agency on top; see buying a house in Italy.

Does the tool find houses for sale?

No, it picks towns. We look for houses with you from that list, including some not yet on the market.
